Privacy & Data
Is my data stored in the cloud?
Local-first by default. Numbers live in your browser's storage. If you opt into a cloud account, your data is stored on this origin behind your login. You control exports and read-only shares.
Do you use my data to train AI?
No. Your data is used to power your app experience only. Equiti (chat) runs with your local context; model providers do not receive your private portfolio unless you explicitly share exports.
Can I use it offline?
Yes. Once loaded, the app works offline. For a better experience, choose Install App to add it as a PWA.
How do backups work?
Use Export backup to save an encrypted file you can import on any device. You can also export CSV/XLSX for your tables.
Equiti (Chat)
What can I ask Equiti to do?
Create or open properties, set assumptions (rent, ARV, taxes), toggle Include in portfolio, add notes/tasks, open Offer Sandbox, and explain KPIs. Try: Add 123 Maple Ave and set rent to 2450.
Does Equiti change my numbers automatically?
Only when you ask it to. Drafts and suggestions are shown first; you confirm before saving.
Can Equiti browse listing sites directly?
We respect site terms. Use your connected RSS feeds in Deal Finder, paste links, or import details. Equiti can then underwrite from that info.

Where do listings come from?
From your connected RSS feeds (you control the sources). We parse titles, descriptions, and links to present a browsable feed inside the app.
How often does it update?
The feed refreshes automatically when you open the tab and periodically thereafter. You can also manually refresh to pull the latest items.
Is the feed source visible to end users?
No. Source URLs are stored server-side and are not shown in the UI. Users see listing content only.
Can I paginate or limit results?
Yes. The list shows the first 10 items with Next/Previous to page through the rest for fast browsing.
Offer Sandbox & Exports
What is the Offer Sandbox?
A clean workspace to assemble terms (price, down, notes, balloons) and generate a seller-friendly offer sheet. Numbers pull from the active deal; you can override anything.
Can I print or share an offer sheet?
Yes. Print to PDF or share a read-only link so recipients can view but not edit.
Can I brand exports?
Team plans support brandable templates (logo, colors, disclaimers) for XLSX/PDF exports.
Modeling & Math
How do you calculate DSCR?
DSCR = Net Operating Income ÷ Annual Debt Service. We compute NOI from your rents minus operating expenses (ex-debt) and divide by total annualized payments across all active notes for the selected period.
How are balloon payments handled?
Each note's schedule tracks exact maturity month and remaining principal. The model surfaces the payoff at that month and includes it in cash-needed summaries and projections.
Can I model refi scenarios?
Yes. Create a refinance event with a new rate, term, and LTV. You can hold debt service constant or re-amortize based on the new note.
Do you support multiple notes (wraps, seconds)?
Yes. Stack wraps, seconds, and seller carry alongside assumable or conventional debt. Portfolio metrics roll up by deal type.
How does “Include in portfolio” affect KPIs?
Dashboard totals (Debt/mo, Equity, Cashflow/mo) only reflect properties you’ve toggled to Include in portfolio, so you can keep experiments separate.
